
The 5 Step Buying Process
Step 1: Discoveries
Whether you’re a first-time buyer, investor, upsizer, or empty nester, your needs, wants and motivations are unique to you. It’s my job to discover those unique needs—which form the foundation for your customized home purchase plan. We may even uncover some discoveries about what matters for your lifestyle that you hadn’t even given much thought to.
Our initial meeting is vital. By the end of it, you’ll know everything that’s happening and have a solid plan, setting up a much less stressful home buying experience. While together, we may also take time for some education regarding the process. Once we know your needs and wants, we will set up a search for you to look through properties on the MLS. That leads us to the next step.
Step 2: Search
The second step is often the most fun part of the buying process. It’s where you get to select homes that suit your needs to go see them in person. We’ll tour them together until we find “the one.” How long this step takes varies hugely from person to person. There is no set amount of time or number of homes you need to see before moving to step 3.
When you know, you know.
Step 3: The Offer
You’ve found a home you love! At this stage, we’ll submit an offer on it. This can be a stressful part of the process—but it’s my job is to help guide you through it with ease.
You’ll want to consider every details before purchasing your new home. That’s where I can guide you with my knowledge and experience. When it comes to price, you may ask, “How do I know what to offer?” or “Am I’m overpaying?” The answer lies in comparable properties. I will source out comparables that have sold recently and analyze them to determine a value for the home you want.
There are also many other factors in real estate contracts to consider—things likes conditions, possession dates, and real property reports. I’ll help you through them all, so you’ll feel completely confident in your offer.
Step 4: Pending
Once you have an agreement with the seller, you then enter a phase called “Pending”. With the home off the market for a period of time, this is your opportunity to do your due diligence, making sure you’re completely satisfied before finalizing the purchase. During this time, you can make sure your financing is in order, review important documents, and have a home inspection completed. Once these are done and you’re happy with everything, you can move onto the last step.
Step 5: Enjoy
You worked hard for this—and you deserve to soak it up. Once the lawyers get everything sorted on possession day and you get your keys, there’s nothing left to do but move into your new home and start your new adventure. One of my favourite parts of being a Realtor is getting to this stage in the process and seeing my clients happily enjoying the fruits of their labour.
